Marvel's Peter Parker in perilous predicament

PHILADELPHIA (AP) ? After 50 years of spinning webs and catching a who's who of criminals, Peter Parker is out of the hero game.

But Spider-Man is still slinging from building to building ? reborn, refreshed and revived with a new sense of the old maxim that Ben Parker taught his then-fledgling nephew that "with great power, comes great responsibility."

Writer Dan Slott, who's been penning Spidey adventures for the better part of the last 100 issues for Marvel Entertainment, said the culmination of the story is a new, dramatically different direction for the Steve Ditko and Stan Lee-created hero.

"This is an epic turn," Slott said. "I've been writing Spider-Man for 70-plus issues. Every now and then, you have to shake it up. ... The reason Spider-Man is one of the longest running characters is they always find a way to keep it fresh. Something to shake up the mix."

And in the pages of issue 700, out Wednesday, it's not just shaken up, it's turned head over heels, spun in circles, kicked sky high and cracked wide open.

Parker's mind is trapped in the withered, decaying dying body of his nemesis, Doctor Octopus aka Otto Octavius. Where's Doc Ock? Inside Parker's super-powered shell, learning what life is like for the brilliant researcher who happens to count the Avengers and Fantastic Four as friends and family.

The two clash mightily in the pages of issue 700, illustrated by Humberto Ramos and Victor Olazaba. But it's Octavius who wins out and Parker is, at least for now, gone for good, but not before one more act of heroism.

Slott said that it's Parker, whose memories envelop Octavius, who shows the villain what it means to be a hero.

"Gone are his days of villainy, but since it's Doc Ock and he has that ego, he's not going to try and just be Spider-man, he's going to try to be the best Spider-Man ever," said Slott.

Editor Stephen Wacker said that while Parker is gone, his permanence remains and his life casts a long shadow.

"His life is still important to the book because it affects everything that Doctor Octopus does as Spider-Man. Seeing a supervillain go through this life is the point ? trying to be better than the hero he opposed," Wacker said.

"Doc has sort of inspired by Peter's life. That's what I mean when he talks about the shadow he casts," he said.

The sentiment echoes what Uncle Ben said in the pages of "Amazing Fantasy" No. 15, Slott said.

Editor Stephen Wacker called it a fitting end to the old series, which sets the stage for a new one ? "The Superior Spider-Man" early next year ? because it brings Peter Parker full circle, from the start of his crime-fighting career to the end.

"In his very first story, his uncle died because of something he did so the book has always been aimed at making Peter's life as difficult as possible," Wacker said. "The book has always worked best when it's about Peter Parker's life, not Spider-Man's."

And with Octavius influenced by Parker's life ? from Aunt May to Gwen Stacy to Mary Jane ? it will make him a better person, too.

"Because Doctor Octopus knows all of those things and will make decisions on what he saw Peter going through," Wacker said. "In a way, he gets the ultimate victory as he becomes a better hero."

Newtown celebrates Christmas and remembers victims

NEWTOWN, Conn. (AP) ? Volunteers are keeping watch over a candlelight vigil scheduled to last all Christmas Day in the Connecticut town where 20 children and six educators were gunned down at an elementary school.

Twenty-six candles, one for each victim, were lit at midnight Monday near a huge sidewalk memorial filled with teddy bears, flowers, candles, posterss and other tributes to the dead.

Volunteers are taking three-hour shifts Tuesday to ensure they remain burning.

Police officers from other communities are filling in for Newtown police so they can have the holiday off.

And well-wishers from around the country continue visiting the town to pay their respects.

At Christmas morning services, congregants were told that good always overcomes evil.

Muslim scholars and clerics: suicide bombings are un-Islamic.

Suicide bombers in Afghanistan have shown little restraint: Wedding parties and even mosques and children have witnessed gruesome targeting by the Taliban against civilians.

But as attacks soared in the summer and fall, killing scores of civilians every week ? including at least 40 Muslim devotees at a mosque in late October ?public revulsion has turned into unprecedented condemnation.

For the first time in late January, Muslim scholars and clerics from around the world will come to Kabul specifically to condemn suicide bombings as un-Islamic. The conference will be the first to focus on suicide bombing, and its framers hope the result will reverberate beyond Afghanistan.

"Many times, scholars in Pakistan and Afghanistan have made statements but had no influence," says Mufti Shamsur Rahman Firotan, a religious scholar in Kabul. "This one will have influence, and will give the idea to the people that suicide attacks are forbidden. The message is for all: in Iraq, in Pakistan, all these [militant jihadist] groups."

Senior United Nations officials have challenged religious officials to speak more loudly against attacks carried out in the name of Islam, while Afghan religious scholars have long decried suicide attacks, with little response by the ultra-conservative Taliban. An official gathering this summer resolved that suicide attacks "have no legitimate foundation in Islam."

It had little effect at the time. But those declarations have now been further bolstered. Saudi Arabia?s Grand Mufti, the highest religious authority in the birthplace of Islam and respected by the Taliban, explicitly condemned suicide bombing.

Yet since Sheikh Abdulaziz bin Abdullah Al al-Sheikh issued such a high-profile public statement in late October, Taliban suicide attacks have continued, some with multiple bombers. But Afghan religious scholars say momentum is building against them.

One reason is because Mr. Abdulaziz ?does have influence on the Taliban," says Mr. Firotan, who is a member of Afghanistan's Ulema Council of Islamic scholars, which has long campaigned against civilian deaths.

"The Taliban think we are their enemies, so they don't respect our declarations," says Mr. Firotan. "But Mufti Aziz is respected by them, and all around the Islamic world?. It has influence."

INVOKING MUHAMMED

The newsletter of Afghanistan?s religious scholars, called Al-Islam, publicized the Grand Mufti?s high-profile pronouncement against suicide bombing.

Invoking the Muslim prophet Mohammed, Abdulaziz noted that killing innocents has been forbidden for 14 centuries. He said justifying suicide attacks in the name of religion was a "misuse" of Islam.

"Attacks, suicide attacks, and killing of the innocent have no place in Islam, and whoever conducts these are not just deprived of Paradise, but they will go to hell," Abdulaziz said according to Al-Islam. "There is jihad in Islam, but it is very different from killing of the innocent and suicide attacks [which does] not benefit the people and humanity."

The Taliban claims it has not "officially" received Abdulaziz's fatwa (or religious decree), says Firotan, but only heard about it.

'THIS IS NOT THE WAY'

The Quran makes clear that self-defense is acceptable, says Firotan, providing "there is no other way to live, but that is not the situation now."

For those who want to fight US forces, says Firotan, there are methods. "But this is not the way ? to go to mosques, banks, bazaars, or shops. There, are 100 percent, some Taliban who are [also] against these actions."

As the Taliban has waged its insurgency in recent years, it has also increasingly targeted civilians, along with US and NATO military forces, Afghan security, and the government. By early summer, the toll caught the attention of the UN Special Representative Jan Kubis, who lamented in a speech that every morning started with ?very sad news? of civilian deaths.

Addressing an Islamic cooperation conference in June, he said the previous ?typical? week had 200 civilian casualties, with 57 dead. The week before registered 244 casualties, with 90 killed. One day saw three suicide bombings; another single day left 107 casualties.

Such a soaring toll was "unacceptable," Kubis said. "We keep hearing reports of suicide bombings, intimidation, targeted killings, assassination of elders, religious leaders, teachers, and scholars, burning of schools ? all done in the name of Islam."

Yet Kubis noted that different interpretations are also heard, based on the Quran, that show such acts to be un-Islamic. The result has been confusion and questions in the minds of many Afghans.

"They are not anymore sure what is the truth, what is right, what is wrong, what is Islamic, what is non-Islamic," said Kubis. He challenged the religious scholars to magnify their voices: "You have a major role, a major responsibility to help."

That message has been transmitted many times by many religious scholars and officials, over many years. But it has yet to break through to those who favor such attacks, as ?religious? as their ideology is meant to be.

EASIER SAID, THAN DONE

Even the writ of Taliban chiefs is limited, as shown by the example of fugitive leader Mullah Omar. In 1998 he condemned the use of anti-personnel landmines as "un-Islamic" and "anti-human."

Despite that, the UN Assistance Mission in Afghanistan (UNAMA) notes that improvised explosive devices (IEDs) placed by Taliban operatives are "by far the biggest killer of civilians" in Afghanistan. In the first nine months of this year, they caused 340 deaths ? a nearly 30 percent increase from the same period the previous year.

Likewise, suicide attacks remain a pernicious killer, despite the volume of religious scholarship against it.

"Practically every family has suffered some form of attack by these suicide bombings or IEDs, and they don't look at it very kindly," says Massoumeh Torfeh, the director of strategic communications for UNAMA in Kabul.

Abdul Hakim Mujahid, a former Taliban ambassador to the UN who is now a member of the High Peace Council, tasked by the government of President Hamid Karzai with talking to the Taliban, says the opinions of religious figures can have an impact.

"Afghanistan is a religious country, and absolutely the majority are listening to their religious scholars," says Mr. Mujahid. About the Taliban, he says: "They are human beings, and also they have their religious scholars."

Mujahid quotes the Quran, saying: "You have to fight against those who are fighting against you. But do not cross the limit."

That limit is beyond "proportional reaction," says Mujahid: "It means that when someone is fighting against you with their fists, you should not use a Kalashnikov."

The Taliban see themselves as "being attacked, that war is being waged against [them]," adds Mujahid. The High Peace Council is "trying our best to convince them that war is not to the benefit of any party [and to] settle everything by negotiations, not by fighting."

The histological growth pattern of colorectal cancer liver metastases ...

Abstract

Little is known about the biological characteristics that determine the prognosis of colorectal cancer (CRC) liver metastases. In previous work we reported three different histological patterns of the tumour-liver interface of CRC liver metastases, termed the pushing, replacement and desmoplastic growth pattern (GP). The purpose of this study was to confirm differences in angiogenic and hypoxic properties of CRC liver metastases with different GPs in a large data set and to study the value of the GP as a prognostic factor. In 205 patients undergoing a resection of CRC liver metastases, the GP of the metastasis was determined using haematoxylin-eosin and Gordon Sweet?s silver staining. The tumour cell proliferation fraction (TCP%), endothelial cell proliferation fraction (ECP%) and carbonic anhydrase 9 (CA9) expression were determined using immunohistochemistry. Standard clinicopathological data and overall survival were recorded. 27.8, 15.6, 34.6 and 17.6 % of liver metastases had a replacement, pushing, desmoplastic and mixed GP, respectively. Analyses of TCP%, ECP% and CA9 expression demonstrated that CRC liver metastases with a replacement GP are non-angiogenic, while the ones with a pushing GP are the most angiogenic with angiogenesis being, at least partially, hypoxia-driven. GP (pushing or not) was the only independent predictor of survival at 2 years. CRC liver metastases grow according to different GP patterns with different angiogenic properties. At 2 years of follow-up a GP with a pushing component was an independent predictor of poor survival, suggesting that the pushing GP is characterized by a more aggressive tumour biology. Further elucidation of the mechanisms and biological pathways involved in and responsible for the differences in GP between CRC liver metastases in different patients might lead to therapeutic agents and strategies taking advantage of this 2 year ?window of opportunity?.

Additional Information:

Liver metastases of solid tumors are a heterogeneous disease that is difficult to manage with current treatment strategies. The underlying biology of this heterogeneity is poorly understood. However, differences in the interaction between tumor cells and several components of the liver microenvironment seem to play an important role.

?

Earlier, we described 3 different histological growth patterns of liver metastases of solid tumours in general and of colorectal cancer in particular, based on the microscopical appearance and composition of the tumor-liver interface. It is a robust, easy-to-assess and reproducible histopathological parameter. These growth patterns are the obvious result of heterogeneity in tumor-stroma interactions and several lines of evidence have shown differences in hypoxia and vascularisation, inflammatory infiltrate and proteinase expression between different growth patterns (1-4). Our current paper describes the first evidence that the histological growth pattern of colorectal cancer liver metastases has prognostic value and as such also mirrors (part of) the clinical heterogeneity of the disease.

?

On the one hand, our future research will now focus on the underlying biology of these growth patterns. Further insights in how heterogeneity of tumor-stroma interactions of liver metastases causes a different growth pattern, might lead to the discovery of new therapeutic targets. On the other hand, we will further investigate the role of the histological growth pattern in clinical disease management of patients with liver metastases: for this purpose the development of powerful imaging techniques to predict the growth pattern non-invasively is essential.

Broadband gets a boost with top hat | Community | Surf Coast Times ...

More Torquay and Leopold households and businesses have access to fixed-line broadband after Telstra completed its roll-out of ?top hats? in the area.

The upgrades, which are installed on top of the existing streetside cabinets, increase the number of people who can connect to ADSL2+ internet. Until now, the existing cabinets had not been able to support ADSL2+ technology due to physical constraints.

Telstra Country Wide?s area general manager for Geelong and the Surf Coast, Duane Dalton, said the top hat was an innovative way of improving internet access for residents and businesses.

?In the past year we?ve installed six of these across Torquay and Leopold, representing a significant investment in the area.?

The upgrade also involved improving the connection between each streetside cabinet and the main network to help remove potential bottlenecks. Telstra says the top hats were part of a nationwide infrastructure investment across the country, and the company will continue to invest in innovative communications solutions to bring faster broadband speeds and improved technology where possible.

Mr Dalton said the upgrade would help Telstra customers connect devices such as TVs, computers, smartphones and tablets.

?It will enable our customers to access Foxtel on T-Box and have better access to a range of BigPond content, movies and channels.

?We can also arrange for one of our T-Plus service technicians to come into customers homes and professionally set all these devices up.?

For more information on getting access to the ADSL2+ service, phone 13 76 63 or visit the Telstra store at Waurn Ponds Shopping Centre.

Do You Believe In "Friendship Before Relationship?" - Romance ...

Do You Believe In "Friendship Before Relationship?" by djeezy(m): 8:16am On Dec 22

I opened this thread because I have noticed that oft-times when a guy who is interested in a girl comes as a friend, he ends up being just a friend and gets stuck in the "friend zone".
Do you think it's apt to be friends before advancing into relationship or you do not need to be friends before you decide whether or not he/she is a potential romantic partner? Which way has been working for you? Mature responses please.

So that's how it works for you??Re: Do You Believe In "Friendship Before Relationship?" by lola.luv(f): 8:38am On Dec 22Yes, I believe in being friends before dating.

Personally, I don't give my trust easily. It is earned and you earn it when I relate to you as a friend, seeing how you treat others apart from me.

That way, the roots of love grow deep in the fertile field of friendship.

Most times, we are all too quick in jumping into a relationship, then we find out nasty things about the person, we find out we are not compatible, the person is insultive etc and then we start thinking of how to quit.

But as friends, you access this person to see if their worthy to be let into your life.

Any guy that asks me out, I request we relate first as friends, but I give him a SPECIFIC time he could expect an answer.

Pretending is out of it because he doesn't know what I'm looking for. And I'm the type who can tell a person's character by hanging out with them a few times.

Gbamest.

Why on earth should I have to wait for a girl for a decade before she says yes(waiting is a big risk on it's own, when I'm not even sure she will say yes), besides she will get comfortable with being friends and friend zone me.

It depends on the person.
There was this guy I knew. One day, I had a luggage (was supposed to bike) but decided to walk home with it so I could clear my thoughts as I had just lost my best friend in an accident and was depressed and sad.
This guy came to help me with it and spoke to me in such a soothing way that I felt so much better. He only turned back in front of my gate.
Next I needed a book for an exam, he got it for me from a friend and dropped it off. We interacted on and off and got to know each other without him asking me out; he was so supportive. The day he did, I said yes because I already knew what he was about, a good man. So in his case, almost immediately.

Then, the case of my secret admirer. He saw me at an occasion and liked me. He got my number from a mutual friend and started calling me, right off the bat asking me for commitment. Pesin wey I no know, I refused!

So it was decided to wait till we could see face to face and to relate before then. It took months for us to see and when we did, we had already become somewhat chummy and my friend had spoken to me about him, so I felt more comfortable with him and he also got to really know me too. I wasn't in a relationship and to be fair to him, didn't go into any.
Note: If a guy didn't have potential with me, I wouldn't keep him hanging. I don't do that.

I hate the fact that I have to agree with you, you are right and I agree with your point.

Real life situations are dynamic and so will be your approach.

many peeps that rush into relationships without knowing the individual later end up regretting when his/her flaws shows up.i prefer being friends with any gurl i wanna date before telling her how i feel about her.

I opened this thread because I have noticed that oft-times when a guy who is interested in a girl comes as a friend, he ends up being just a friend and gets stuck in the "friend zone".

I actually don't.

1. If u want sumtin more than 'just being friends', don't b friends for 2 long else u'd b stuck in d 'just being friends zone'...
2. Be natural:show what'r realy made up of,watch out 4 traits u might not like,don't b decived by that persona he/she shows...
3. Check if u'r compatible (if u'r in not 4 flings!).
4. Never pretend... Watch unnoticeably carefuly with scritiny! Men can b snakes and women can b cameleons!
5. If u realy wanna get the strings tied, pray. Yes,pray! I mean it, PRAAAAY!!!

Yes, I believe in being friends before dating.

Most of you might find this unbelievable but sex can also be a pre-requisite to a friendly like relationship(only if the lady involved is above 25), friendship comes naturally between two people who've shared a bed and communicated(questions & answers) during sex. Using myself as an example, I find a woman who wants me to chase, woo and impress her everytime we go on a date only to say our goodbyes after that for more than a month, to be sexually unavailable to me. Anything more than a month of dating and gettin to know each other will leave me stuck in the friend zone unless being 'just friends' is what I want.

Being a friend to a girl before asking her out for a date could ruin your friendship with her since she wont take you serious but just a friend. Get to know her first and if you are compatible.... Be courageous, straightforward, protect her comfort zone and ask her out. A little flirt like compliments is good though but not too much..

marketing, networking, leads, lead generation, network, sales

As much as possible, we will always do business (and repeat business) with people we like, know and trust. Getting people to know us and like us ? not to mention trust us ? is the biggest challenge in finding and closing new business.

If you would prefer to send a text, reach your target market via email or rely on the web to make your business services known, STOP READING NOW. This post is not for you.

What I want to propose is the most simplistic way of building a network of leads from people who probably like you, know about your expertise and are comfortable referring you to others. What I?m talking about is expanding your realm of influence and business connections through word-of-mouth marketing. This highly innovative form of lead generation is called ?networking for leads? and it is used by only the best in the industry.

Networking for leads is the process of finding ?secret pockets of people? who know a lot other influential businesspeople in your network and refer those people to you for the purpose of finding new business opportunities.

Networking for leads is literally ?the best and most effective sales strategy for finding new contacts and closing business,? said CEO Larry Kesslin of 4-Profit coaching services.

You might wonder, ?What pot of gold are you selling??

Unlike many marketing programs that talk about traditional tactics for attracting prospects, selling value and tracking leads, networking for leads is the process of finding these pot-of-gold networking groups that provide you with rich networks of opportunities for finding business you might not otherwise be privy to.

James McBreaty of BNI said, networking is not ?net-sit or net-eat; it?s net-work,? meaning it is going to take purposeful effort to make yourself visible and known to groups of people who know other effective and efficient businesspeople. McBreaty goes on to add that ?businesspeople get business when their expertise is known and others reach a comfort level with them.?

Your goal is to produce lasting and profitable results by building a professional network of other businesspeople who will refer you to their clients.

Who are these amazing business connections? They are the very people in your own backyard. They are the best realtors who knows everyone in the city; the favored coffee maker who rubs elbows with the most influential people in your neighborhood; the bright accountant who deals with your best customers;? the trusted florist who delivers to the upper side of town, etc.

These amazing business connections are the people in your neighborhood who rub shoulders with other movers and shakers. Mr. Rogers hit the nail on the head when he crooned, ?Who are the people in your neighborhood? They?re the people that you meet each day.?

So, how do you connect with these lead-driven networking groups?

Join a networking group already in progress. These groups are exclusive to individuals who have a certain type of expertise and offering.

There are several professional networking groups such as BNI and Le Tip that have brought together like-minded business professionals for the purpose of sharing leads and finding new business opportunities from other people who share similar values to your own.

They will connect you with a select group of business individuals with a network outside of your own who get to know you and potentially share their customers with you. Of course, the expectation is that you will do the same with your customer list.

The upside to joining one of these groups is that you have instant access to a group of seasoned and influential business connectors in your immediate geographical or industry network. The downside is that you may be expected to give leads to individuals you might not trust or want to provide as a referral to your customer base.

The second (and often most overlooked) way of networking for leads is to start your own group. ?Why?? you may ask. Have you ever joined a group in the past and thought differently of the one who runs the program? Of course. We have a set of expectations for the person who runs the group and a separate set of expectations for the individuals in the group.

As a moderator, connector or person who brings people together, you are the link between you and the others in the group. You moderate, set call times or meeting locations and provide the connectivity to keep the group together. As a result, you have access to all the leads and information being shared among members. What you won?t be expected to do is share your leads as readily as those in the group, giving you the ability to pick with whom you share your customer?s names.

Finding the right type of network is going to be most important. Preparing to answer questions about your offering and allocating time to network will be essential for your networking efforts to succeed. At the end of the day, this really is the simplest and most effective way to build your network of leads and watch your business grow.

Violence in Iraq spikes. Are US security interests in jeopardy?

A recent rise in civilian deaths and injuries in Iraq is cause for concern, but Pentagon personnel say Iraqi security forces are proving to be 'very capable' in the year since US troops departed.

By Anna Mulrine,?Staff writer / December 21, 2012

Violence in Iraq from July to October hit its highest level in two years, a discouraging sign that ? one year after the last US military vehicles exited the country ? prompts questions about whether the situation on the ground in Iraq jeopardizes America's national security interests.

The question is one that defense analysts and Pentagon personnel are tracking, with particular attention to the response of US-trained Iraqi security forces to the rising numbers of deaths and injuries of civilians. So far, the assessment of both is guardedly positive.

?The levels of violence there are still extremely high ? and lethal,? says Nora Bensahel, senior fellow at the Center for a New American Security (CNAS), who notes that more people are dying in Iraq today than in Afghanistan, where America?s war is ongoing.

That said, ?there were people who argued that the moment the last US troops left the country it would disintegrate into civil wars and the Iraqi security forces wouldn?t be able to stand,? adds Ms. Bensahel, who co-wrote a report released by CNAS this week, "Revitalizing the Partnership: The United States and Iraq a Year after Withdrawal." ?That hasn?t happened yet. It?s clear that the [Iraqi] security forces were strong enough to be able to hold together and maintain certain levels of capabilities.??

The violence in Iraq is marked by considerable brutality, including sectarian killing.?From July to October 2012, 854 civilians were killed and 1,640 were wounded.?

?The Iraqi security forces are continuing to demonstrate themselves to be very capable in handling their country?s security,? says Navy Cmdr. Bill Speaks, a Pentagon spokesman. ?Obviously, today we no longer have a real military footprint inside the country that would make us an authority on the actual security situation there.?

Between 200 and 300 US military personnel remain on the ground in Iraq, training the Iraqi military and overseeing foreign military sales. ?It?s more classroom stuff, dealing at the higher levels ? it?s certainly not range training or basic combat. Obviously we?ve gotten beyond that,? says Speaks.

Those who have been on the ground recently hold a similar view. Lt. Col. Mark Cheadle was in Baghdad for four months after the official end of the war. ?I would have to say things have gone as expected. I wouldn?t say their progress is worse than expected.?

Still, ?it?s not what we would necessarily consider a success from a US or traditional Western point of view,? adds Cheadle, who served as a strategic analyst and adviser for Iraqi key leader engagements.?

US military officials expected ?some violence and tribal fault lines to continue. They have," he notes. "I also think we expected business to begin to thrive and security conditions to trend upward. I think they have.?

Is Toronto's condo market at a crossroads? Mega-projects and ...

TORONTO ? Barry Fenton walked to the bank of floor-to-ceiling windows in his 30th-floor uptown Toronto penthouse suite and declared, ?This is the best view of the city.?

To the south, a mass of steel-and-glass skyscrapers glinted in the bright autumn sun. Several cranes were in motion on unfinished buildings, a common sight in a city in the midst of a residential building boom.

3 reasons the Bank of Canada is worried about Toronto?s condo market

The Bank of Canada sounded an alarm about Toronto?s condominium market in early December, warning that a correction here could bring on a shock that would spiral through the whole economy.

The bank said Canadian households, weighed down by record personal debt, are vulnerable to two shocks: A big drop in housing prices and sharp decline in the job market.

And it singles out the condo market as a potential catalyst.

?If you look around the core, every building you look at has a different look to it, a different ambience,? said the energetic co-founder of Lanterra Developments, one of the city?s most active builders. ?That?s important.?

Fenton, 56, says he is confident the city?s condominium market will remain strong ? despite warnings that it is all moving too far, too fast ? and has an ambitious lineup for future development. And he is not alone in his optimism.

Toronto?s seams are bursting with new condo and hotel towers designed by star architects like Frank Gehry and built by famed developers like Donald Trump.

But Fenton and others who see Toronto emerging from its ?pokey? past ? as a columnist in the Globe and Mail recently described it ? face some formidable obstacles: an infrastructure buckling under soaring density rates, the laws of supply and demand and preservationists who says too many new towers are destroying the city?s character.

Canada?s central bank drew a bead on the city of 2.6 million this month in its weighty ?Financial System Review,? warning of ?potential future supply imbalances? in the condo market.

The Bank of Canada noted that the number of unsold condominiums in pre-construction has doubled, to 14,000, over the past year.

Greater Toronto home sales have slowed after years of steady increases. Sales fell 16% in November from the same month a year ago, according to the Toronto Real East Board. So far, however, prices are flattening, not falling, as some analysts have predicted.

In defiance of warnings by the central bank and economists, two mega-projects were unveiled within days of each other in October ? a three-tower condo complex to be designed by Gehry and a multi-tower office project that includes a massive casino.

RACE TO THE TOP

More skyscrapers ? 147 of them ? are being built in Toronto than anywhere in North America, according to Emporis, the German data provider. That is twice as many as in New York, a city with about three times the population.

Toronto is getting taller fast. Fifteen buildings that will be more than 150 meters (492 feet) high are under construction, more than anywhere in the western hemisphere.

The recently completed Trump International Hotel topped out at 277 meters, just shy of Toronto?s tallest skyscraper, the 72-story First Canadian Place, which is 298 meters. That height could be exceeded by a couple of major projects on the drawing boards, including the Mirvish project.

(The city?s tallest freestanding structure, however, is the CN Tower, which soars over Toronto at 553 meters.)

?Toronto is creating a very sustainable future by building condos downtown,? said Daniel Libeskind, the American architect, who was in Toronto in October for a ceremony for one of his latest projects, the 57-story L Tower, with its sweeping, curvaceous, design that rises above the city?s modernist Sony Center for Performing Arts.

?It fights urban sprawl and brings people into the heart of the city.?

While building in big American cities and in Western Europe cratered following the financial crisis four years ago, Toronto never stopped booming. Demand for residential space has been strong, and while the office market has also been healthy, most of the new developments have been for condo projects.

Lanterra?s Fenton said his company has built some 9,000 condominium units in Toronto over the past 10 years and now has ?in the hopper? up to 6 million square feet of property in downtown Toronto that is being rezoned for new projects.

Lanterra gained prominence over the past five years for the development of Maple Leaf Square, which included two condo towers, a hotel and office space, near the city?s hockey shrine, Air Canada Center, on land that had sat vacant for years.

Now it is ?one of the hottest places to be,? said Fenton.

?ONE TOWER LEADS TO ANOTHER?

Some worry that Toronto can?t handle much more development.

?We have accumulated a serious infrastructure deficit,? wrote Ken Greenberg, a Toronto architect, in the Globe and Mail in October. ?We have failed to make the investments in public transit that are urgently needed. Our narrow sidewalks and poorly designed streets are already jammed.?

He criticized the city officials and developers for a lack of coordinated planning. ?One tower leads to another,? he said.

Despite decades of debate about transportation policy, Toronto has just two subway lines, a fleet of charming but lumbering streetcar lines and crumbling roadways.

Commuters in Toronto spend at least 80 minutes in traffic a day, on average ? worse than what commuters face in London or Los Angeles ? according to the Toronto Board of Trade.

Toronto?s City Planning Department did not respond to numerous requests for comment.

There is also concern about soaring neighborhood density rates. The city?s waterfront area has seen the most growth. Its population has soared 134% in a decade and is up 66% in the past five years, to 43,295, according to city data.

Toronto?s aging energy grid is strained. In July, downtown Toronto endured an eight-hour blackout after a transformer blew due to high demand. There was a similar outage last January.

THE MEGA-PROJECTS

Now two of the most ambitious projects the city has ever seen are being floated.

First out of the gate was theater impresario David Mirvish, who with his father, the late Ed Mirvish, helped create Toronto?s vibrant arts and theater scene.

In early October, Mirvish unveiled a plan for three condominium towers, with up to 85 floors each, that would be the city?s tallest buildings.

A podium at the buildings? base would house two museums, including one for the Mirvish family?s contemporary art collection.

The Mirvish buildings would be designed by Gehry, the celebrated Canadian-born architect whose 76-story 8 Spruce Street residential tower was just completed in New York.

?These towers can become a symbol of what Toronto can be,? the 83-year-old Gehry said at project?s unveiling. ?I am not building condominiums, I am building three sculptures for people to live in.?

Two weeks later, Oxford Properties Group, a Canadian developer with a $20-billion global real estate portfolio, announced a $3 billion makeover of the downtown convention center, just south of the Mirvish and Gehry project. It envisions a casino, two hotel towers and two office towers that would be among the tallest in the city.

Adam Vaughan, a city councilor whose district would encompass both projects, said a lot more planning is needed. He had kinder words for the Mirvish proposal ? ?it?s a transformative and astonishing proposal? ? than for Oxford?s project, which he called ?all out of proportion.?

?It?s time to have a really smart conversation about how we are building this neighborhood because there is a hell of lot of density arriving not just with this project but with all the projects that have been approved,? he said in an interview.

AT THE KIT KAT

Al Carbone, owner for the past three decades of the Kit Kat restaurant, doesn?t think people like Vaughan are listening to him, as the councilor and other politicians are not heeding the growing concerns about the rapid pace of development.

He said buildings are springing up too close to lot lines, creating jammed sidewalks and alleyways. And the sun does not shine on the streets like it once did.

He supports the Mirvish project, which would preserve his street, known as Restaurant Row. But he is battling a separate 47-story building that would go up steps away from his restaurant.

The plan, which still must be approved, would retain the historic facades of buildings on the street, which Carbone believes will destroy the character of the row.

?It?s a tough battle,? said Carbone, who launched the website SaveRestaurantrow.com to drum up support in opposition to the project. ?You can?t have a condo on every corner.?

WHERE IS TORONTO HEADED?

Some believe Toronto is at a crossroads as developers, politicians and citizens debate the rapid changes the city?s urban landscape.

The Globe and Mail?s Marcus Gee dismissed the idea that the development was somehow bad for the city in a column in October, saying the condo boom ?has transformed our once-pokey downtown into a vibrant, around-the-clock urban community.?

David Lieberman, an architect who also teaches at the University of Toronto?s architectural school, agrees the new developments have been good for the city, but he is not sure the city?s citizens are ready for it.

?We have such an excellent opportunity to get things right, but there is the Canadian conservatism,? Lieberman said, sipping coffee in his studio in an old downtown Toronto house. ?Canadians in their city building are not risk takers.?
